A Principal-Led Studio

Hi, I’m Olivia

OS Design and Consulting is led by Olivia Spence, Owner and Principal Designer. With over 11 years of experience in residential design and a background in design-build, Olivia brings both architectural training and hands-on construction knowledge to every project. She holds a Bachelor’s degree in Architecture and spent nine years at a design-build firm working as a residential designer and, at times, project manager—gaining valuable on-site experience and a clear understanding of how drawings translate into real-world construction.

During the final four years of her tenure at the design-build firm, Olivia also maintained an active freelance practice, independently managing residential projects alongside her full-time role. This experience strengthened her ability to lead projects autonomously, coordinate directly with clients and builders, and deliver complete, construction-ready drawing sets. It also allowed her to work comfortably across a range of project types, from highly customized private residences to developer-led new construction projects where clarity, efficiency, and repeatability are essential.

In addition to professional practice, Olivia has owned and renovated her own investment properties, providing firsthand insight into the homeowner experience. This combination of design expertise, construction experience, and independent project leadership informs a pragmatic, detail-oriented approach to residential design.

Every project at OS Design and Consulting is personally designed and managed by the Principal, ensuring continuity, accountability, and a high level of care from concept through permitting.

Designing with Construction In Mind

Our design philosophy is centered on bridging the gap between a client’s vision and what a contractor needs to build it. We believe that a drawing set should do more than communicate intent—it should clearly explain how a project is meant to be constructed. This approach serves both homeowners and developers who are looking to deliver well-considered, distinctive residential projects with clarity and efficiency.

From the earliest design decisions, we consider constructability, system coordination, and sequencing. Structural changes, mechanical impacts, and material transitions are evaluated early, allowing us to anticipate challenges before they reach the job site. This level of foresight is particularly valuable on new construction projects, where early coordination can significantly influence cost, schedule, and build quality. Every design decision has a ripple effect, and our goal is to stay ahead of that ripple rather than reacting to it later.

We take particular pride in the completeness of our drawing sets. Each project is developed with custom, project-specific details rather than relying on generic or stock assemblies. For developers pursuing unique residential builds, this means documents that clearly communicate intent, support accurate pricing, and reduce uncertainty during construction. The result is a highly resolved set of drawings that functions as a clear roadmap for construction—supporting better pricing, fewer questions in the field, and a smoother overall process.
